Start your day outdoors on the lanai, looking at the the mountains from your bistro table. Youʻll use your private, covered lanai to fix enjoy mornings spent watching the clouds and waterfalls on the mountains are priceless.

WiFi, Bluetooth speaker, power strips and TV provided. Ceiling fan, floor fans and table fans included. Security style door added 10/17 so you can leave the door open to enjoy the breezes 24/7! King bed on platform was added 2019.

All linens are included, as well as starter paper products, toiletries and hairdryer, 2 large, thick beach towels, ever-changing snorkel and beach gear, beach chairs and cooler.

County of Kaua'i GET is 4.666 %, and State of Hawaii TAT is 10.25%. These taxes are included in the quoted rate. NO additional fees nor taxes will be charged to you--

Please look carefully at the overhead photo of the complex so you can find us easily when you arrive!!! Our property is numbered, and faces Albert Road. Lighting at night is VERY subdued due to endangered sea birds that use Princeville as a nesting site.

Youʻll share outdoor stairs and shoe bench with the guests in 229A. Pool and hot tub are shared by the complex. Covered lanai with west-facing, adjustable sunscreen is accessible only through your studio!

Unassigned, off-street parking off Albert Road requires the parking pass found on the wall inside the door. Pool key and key to take with you are found there as well. Please return them all to avoid the $50 replacement fee weʻre charged.
We ask you to leave your shoes outdoors, under the bench. Red mud stains everything!


We require a simple, signed Rental Agreement, sent via Docusign. Contract must be signed and returned via DocuSign within 48 hours or reservation will be voided,
Hereʻs the example:

SHORT TERM RENTAL AGREEMENT
This Short Term Rental agreement (the “Agreement”) is made by and between Marilyn VanOs, Agent for Carl N. VanOs (Homeowner”) and xxx (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property. The property is located at:

2. Rental Party: The rental party shall consist of Guest and the following person:

3. Maximum Occupancy: The maximum number of guests is limited to the 2 persons stated above. An additional charge of $300.00 per unregistered person, per night or day, for guests in addition to guests named above will be assessed. Arrangements must be made with management prior to arrival in order to avoid this charge.
4. Term of the Lease. The lease begins at 4 p.m. on xx, 2018 and ends at 10 a.m. on xxx, 2018 as stated in reservation, in total, X nights stay.
5. Minimum Stay: This property requires a 1 night minimum stay. Longer minimum stays may be required during holiday periods.
6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8. Rental Rate and Fees

Long term stays incur an extra cleaning fee at the end of 2 weeks. We will waive this charge if we feel further attention by our cleaning staff isnʻt required.
9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the payment received will be refunded as stated in Airbnb posting.

Damage and Items Removed From Unit
Guest is responsible for any damage to the condo and furniture, or for any missing items including but not limited to towels, furnishings, parking pass, and keys. The guests are also responsible if extra cleaning is required after their stay. Excessive cleaning rate is $50.00 per hour. If anything requires professional cleaning or repairs due to guest damages, the full charge will be billed to you, plus all income lost as a result of damage repairs/cleaning. You will also be billed a $100.00 administration fee for each vendor hired.
*We havenʻt had an incident that has forced us to collect these fees since purchasing the property in September of 2012. Please help us in our continuing effort to avoid them in the future.
A $50.00 fee will be charge for each key and parking pass not returned to condo at the end or rental period.
Owner Cancellation Policy
The owner of a unit reserves the right to sell his property or remove it from vacation rental status without prior notice. In such event the owner will immediately refund all deposits of record.
We encourage all renters to purchase traveler insurance of their choice.
The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the electronic signatures set forth below.

A mix of residential and vacation families live in Sandpiper Village, so if you enjoy loud partying, this isnʻt for you. We are a well-appointed budget rental in Princeville, which is an upscale vacation destination. People go to bed early and get up with the sun. Itʻs too beautiful to miss a minute of it!
Just across the street from our complex is the newly resurfaced walking/biking trail. Our neighborhood is quiet and perfect from strolling and bicycle cruising. Highways do not have good shoulders and there are very few sidewalks.
