It's our bicentennial (plus one!) 1818 Farmhouse & barn nestled in the NY Berkshires, perfect for a couple, or a big family. 1 mi from Catamount, 20 min from Gt Barrington & Hudson. 7 bedrooms, 5 acres (protected by 21 more) - games, home theater, hot tub & more. An utterly happy place!

Built in 1818 and originally known as the Pixley-Foster General Store, our farmhouse has known only four owners in 200 years. Quirky and beautiful, you can emphasize quiet or fun, depending on your mood. The rooms are a mix of single, double and queen beds - with a few hidden trundles - that can handle up to 15 guests.

The house is a product of every era - the downstairs has an early-19th century ruggedness, while the upstairs still maintains the charm of its past as a bed & breakfast from the 1950s. The master bedroom was once the carriage house, with the original horse-feeding windows now converted to triple-paned glass.

Pixley Knob Hill Farm can be a quiet setting for a couple, a getaway for a family (especially with a new baby), or a reunion for old friends looking for a place big enough for endless conversations and games. We have 5 acres surrounded by 21 protected acres, including a hill giving 360-degree views of Columbia County: the Berkshires, the Taconic Valley, even a little slice of the Catskills. Milk cows wander just outside the kitchen window. Catamount Ski Resort is visible from the living room couch. Summer, spring, winter or fall, it has been a great place to gather for two centuries. A hot tub is available just off the kitchen. Between the house and barn is a monkey bars/swing/clubhouse play structure. We have high-speed wireless internet, and a projecting home theater setup with full-channel cable and AppleTV. Weather permitting, responsible guests can spend time in the barn: while not an official amenity, the downstairs has a pool table, ping pong, foosball, darts and a stereo. (note: though the barn has a great woodstove downstairs, it's not fully winterized, and the upstairs is usually closed after first freeze.)

Full disclosure time... Despite having almost 100 five-star reviews, it's still important that you - our beloved renters - know what you're renting.

TL;DR... the place is super old, it's a little weird, we try to be super-clean but we can't control the elements, make sure it's worth it to you! But is it cozy? Absolutely.

(Okay, keep reading even though it's TL.)

By American standards, Pixley Knob Hill Farm is ANCIENT. And with an old place comes quirks. If you're looking for a ultra-modern, plug-n-play experience, you might want to look elsewhere. We've striven to make everything a no-brainer, and it usually is, but a little dose of know-how and flexibility goes a long way. Remember, you're in the country now!

Part of being in the country with a very old house means it is NOT a kind of sterile, sealed McMansion, where your ears pop when you close the doors. As much as we try, you will occasionally see dust, you might track in dirt, the floors creak, and there might be something weird on a shelf left by somebody in 1909.

We work at the farm during the summer (we make jams and jellies harvesting our fruit trees) and the early spring (we tap our maple trees for maple syrup, sugar and other candies), so don't be surprised if you see some interesting hardware around. We try to keep everything super safe for guests (especially kids), but we like to DO and MAKE things at Knob Hill Farm and sometimes you'll see a stray sap container, a pile of old wood waiting for the stove, or one of Ian's weird projects mid-creation.

Some stairs are crooked, some outside paint is peeling, and two centuries of settling means some odd-shaped doors... our own kids and babies consider the farm a place of endless wonder and magic, but if you're an especially nervous parent... maybe a local B&B is the better move for you!

The barn is a rough-and-tumble area full of games, but it is not winterized, thus the upstairs is generally closed off for the winter. The downstairs, where you can find all the parlor games, is heated by a huge wood stove. You'll need to follow directions carefully for the best experience. You will also have to bring your own kindling and wood (ask Ian for providers) and because of the sharp objects and hot stove, we never allow any unsupervised children in the barn.

We are separated from Route 23 by a big fence and arbor vitae, but PLEASE watch your toddlers when they're outside.

The nursery room, where there is a single daybed with trundle underneath, shares a bathroom with the master bedroom, requiring a quick pass-through. The library can be closed off from the nursery, and also has a lovely daybed with trundle, and private access to the other downstairs bathroom.

There is a Nest camera in the kitchen we use for grandparents when they babysit, and for small children when our family is there. But... WE TURN IT OFF WHEN RENTERS ARE PRESENT, because not doing so is gross and creepy, and we are ardent believers in privacy. In fact, we encourage unplugging it from the wall (as long as you plug it back in when you leave).

The spa is semi-do-it-yourself; we have a new system that doesn't use harsh chlorine or bromine, and requires guests to add a couple spoons of sanitizer, all of which is clearly marked and easy (no complaints yet!)... THERE IS A STRICT LIMIT OF SIX PEOPLE IN THE SPA AT ONCE. Any more than that, enough water is displaced that the pump runs dry. YOU WILL BE RESPONSIBLE FOR REPAIRS, and they ain't cheap! Also, please please please don't use it as a bath. Now that you got this far in the description, when you write to us with your initial inquiry, please begin it with the word "Lilac". So we know you read this!

Hillsdale is still rural even in this day and age, but Gt. Barrington, MA and Hudson, NY are just 20 minutes away. The list of things to do is enormous: Catamount Ski, Butternut Ski, Jacob's Pillow, Williamstown Theater Festival, Mass MOCA, Tanglewood, Mahaiwe Performing Arts Center, driving range, miniature golf, go-karts, ziplines, and tons of high-end restaurants and shopping in Hudson and Gt. Barrington.
