This unique and incredible space is located on a private 15-acre gated Country Estate that backs up to the South Harpeth River. The area is renowned for great cycling and is close to the beautiful Natchez Trace. We are 7 miles from Historic Leiper’s Fork, 17 miles from Historic downtown Franklin and 30 miles from downtown Nashville. There is a large saltwater pool for summer use, and a pool house which includes a restroom, small kitchen, refrigerator, outdoor shower, gas grill and fireplace.

*NOTE: During June through mid-July, 2020 some new construction will be going on to create a fantastic massive stone patio and covered outdoor space just outside the entrance to the AirBnb which will be available for guests to use. It should be complete by the end of July at which point the nightly price will be raised by approx. $40 - $50/night. The space is available during construction and I will do everything possible to accommodate guests during this time and minimize any potential disturbance, but I wanted to inform you that this will be going on during the month of July. All reservations made prior to Aug 1, 2020 will be at the current rate regardless of the time you plan to visit, so now is a great time to book for anytime this Summer or Fall!

ACCOMMODATIONS + AMMENITIES

The area where you will stay is set up as a private 3 bedroom, 1 bathroom, 2,000 sq. ft. walkout basement apartment with a full kitchen and private bathroom. The walkout opens to the huge back yard and river area with acres of space to explore, or just enjoy the serene and expansive views which often include deer and wild turkeys in the early mornings. There is plenty of window light in the family room, along with a large screen TV and wood burning fireplace which is open from November through April.

You will be renting the entire downstairs apartment. This does not include the main house which comprises the two floors above the apartment, where I live and work. The downstairs apartment is a completely self-contained and separate living area that you will have all to yourselves, but please note that you are not renting the entire 3-story house (there has been some confusion in the past about this). In the apartment there is a fully stocked custom kitchen with granite counters, a full-size refrigerator, electric stove, oven and microwave, full bathroom with a beautiful custom shower, and a large TV room / living area with a sofa, lounge chair and a small table and chairs for eating or to use as a work space. The cozy farmhouse style bathroom features a custom tile shower and has an overhead heater for your comfort on chilly mornings, and extra towels and wash cloths. There is a hairdryer and First Aid kit under the sink. Adjoining Bedroom 3 you will have access to a private laundry room that includes a small washer and dryer and large wash basin style sink. There is an iron and ironing board in the closet in Bedroom 1.

BEDROOMS + OCCUPANCY PRICING

Two of the three bedrooms have a queen bed and the third bedroom has a restored antique full-size / double bed. Up to two deluxe-height queen air mattress beds can be added in the main living area which brings the maximum occupancy to 10 guests (2 per bed). The nightly listed price is for up to 4 guests. Each additional guest over 4 is an additional $25 /night up to a maximum of 10 guests. Please make sure to make your reservation request with the exact number of people who will be sleeping in the apartment to avoid hassle or an awkward situation later (e.g. I have had someone make a reservation for 1 guest and then 8 people showed up on arrival day!).

PRIVATE ENTRANCE (please read)

Guests will enter through a private entrance at the back of the main house (please see the photos to get an idea of the atypical access to the apartment to make sure you are comfortable with it).

In June/July 2020 we will be working on adding a stone patio and path (among other improvements) between parking in the driveway and the private entrance, but until it is completed in mid to late July, walking through the back yard across the grass to gain access is how you will enter the private entrance (please see photos for more detail). If conditions are wet or unsatisfactory to you in any way, please contact me for alternate instructions to gain entry to the apartment through the entrance of the main house. Our top priority is your comfort, safety and enjoyment during your entire stay.

PARTIES & EVENTS

If you would like to host an event (party, dinner, celebration, gathering, etc) here, you must first send me a message to describe the event, how many people are coming, the proposed time of the event, etc. If outside vendors are going to be used (catering, music, security, etc.) I will need to know and approve that in advance. I will be more than happy to work with you if I think it is a good fit for the property.

Please note that alcohol cannot be served at the party, although guests over 21 may bring their own, and no drugs of any kind will be permitted under any circumstance. I am friendly with local law enforcement and intend to keep it that way. With the exception of children’s birthday parties, ALL GUESTS MUST BE OVER THE AGE OF 21. High school and college parties cannot be hosted here, with the possible exception of a college graduation party, or a high school graduation if parents will be present. While the property is large, it is not currently equipped to host very large events or groups of people, and the maximum amount of people I am comfortable having at an event is approximately 30 people during the event, with a maximum of 10 people spending the night. We also have very limited driveway parking (6-8 cars max) and we may need to make arrangements with the church next door to see if they will allow cars to be parked in their lot. They are usually cool about this if they don’t have any conflicting events at the church.

EVENT PRICING - please read below carefully to estimate the cost of hosting your event here:

1) you must make the reservation request for the number of people who are spending the night up to a maximum of 10 overnight guests. There is another large room available for rent in the main house that sleeps up to 4 which could be rented simultaneously if desired, but it must be reserved separately. Note: if you just want to have your event here but do not intend on anyone spending the night, you still must reserve and pay for the space for the minimum number of people which is up to 4. This is because I will not be able to rent the space out during your event.

2) In addition to the cost of the reservation, for all people who are coming to the event but NOT spending the night, there will be an additional charge of $25 per person for an event lasting up to 4 hours. For a 6-hour event it is $30 /person, and for 8 hours it is $40 /person. There is also an additional cleaning fee of $100. As an example, if you are hosting a 4-hour event with 25 total people, 10 of whom are spending the night, the total ADDED cost (not including the reservation cost) would be $475 (15 extra people @ $25 /person ($375) plus the $100 additional cleaning fee). The extra fee for the event must be paid no later than 24 hours in advance of your arrival and is non-refundable. If more people show up to the event than have been paid for, the cost for each extra person will be $35, $45 or $55 per depending on the length of the event (4, 6 or 8 hours respectively).

I know that sounds "all business" and formal, but please know that I LOVE seeing people have a great time here and will do whatever I can to help make your event a success. I just have to lay out all the ground rules and expectations so there is no confusion and we all know what we can expect from each other. We’ve had several very special events here already, and I can tell you from experience that the key to a successful event is good communication and careful planning. Surprises are not what you want at an event, other than a surprise party, of course ;)

Guest will have full and private access to the 3 bedrooms, bathroom, kitchen and living/TV room. Outside, you will have access to the entire 15-acre property and pool area. A stroll down to the river is a popular activity and you may be joined by Holly, our Great Pyrenees. The pool is open from mid April through mid October, but the patio area around the pool with wood burning fireplace and gas grill are open year round. There is also a separate lighted stone fire pit area about 100 ft. from the main house that may be used . It is perfect for a campfire type experience, roasting marshmallows, etc. If you want access to this area just let me know in advance and I'll make sure it is ready for you.

There is another available space on the property that can be rented in tandem with the 3-bedroom apartment. It is a 500 sq. ft suite with a queen bed and the option to add a queen air mattress for a maximum of 4 more guests. The space can be seen at the link below. It is on the top floor of the house and occupants enter through the main entrance to the house. This space is now only available to groups who are renting the apartment but would like to have an additional space and/or have more people than the 3 bedroom apt can accommodate. Please note that cell service is weak to non-existent on the property depending on your carrier. You may connect to WiFi in the house and enable WiFi calling on your phone to make calls. Once connected to WiFi, texting and other data-based services will work just fine. We have satellite Internet and the speed is adequate, but not super fast. If you are having trouble with your connection at any time just let me know.

The home is just a 7 mile scenic drive right out of the driveway to Historic Leiper’s Fork. This quaint tourist attraction has enjoyed a boom in popularity and features many antique and other specialty stores, several amazing art galleries and three great restaurants to enjoy: Puckett’s, Country Boy, and the incredible farm-to-table gem 1892. We are also just 15 minutes away from the famous Loveless Cafe. If you are a cyclist, you can literally bike straight out of our driveway and have access to miles and miles of great cycling roads, including a short 8-mile flat ride to the scenic Natchez Trace Parkway on which you can ride as far as your legs will carry you. I am an avid cyclist myself and might be happy to join you on a ride if you so desire. I can also advise you on a variety of suggested routes depending on your desired ride length.

I moved to Nashville from the West Coast over 20 years ago to raise my four sons and enjoy an overall better quality of life and I have not regretted it for one minute. I love traveling and I love meeting new people. In 2018 I moved to this breathtaking property 30 miles outside of Nashville, and just felt that it is too special not to share with others. I am passionate about food and drink and know quite a bit about Nashville and the surrounding areas, including a close connection with Nashville’s booming craft beer scene. I am more than willing to suggest some great places to check out depending on your interests, so please don't hesitate to ask.
