ATTENTION:
When booking, please try to tell your arrival time and if you arrive by train or by airplane in order to plan a perfect check in, especially this needs to be communicated within 3 weeks from arrival.
THIS IS A SINGLE ROOM AND ONLY FOR 1 GUEST
CHECK IN is Flexible but within certain limits: check in can be done after 11.30 and untill 21. Early check in to drop lugguage at home can be arrange on request at certain occasions. Late check in can be sometimes arranged dependind from the situation. In case you know you are having particular check in needs you can ask, i will try to arrange it at my best but please consider the given timing.
CHECK OUT: the check out should normally be done in the morning
around 10.30 (there might be some exception if i don't need the room the same day i can be more flexible on that). In any case you can ALWAYS leave the luggage at my place and take an extra key and come back to pick them up whenever you like.
I STRONGLY SUGGEST YOU TO HAVE WITH YOU A WORKING MOBILE OR AT LEAST A DEVICE WHERE YOU CAN REACH ME THROUGH INTERNET/WHATSUP IN ORDER TO BE SURE WE CAN MEET UP FOR THE CHECK IN AS PLANNED OR TO COMMUNICATE EVENTUAL PROBLEMS OR DELAYS.
DUE TO MY WORK I AM FREQUENTLY OUT OF THE HOUSE AND OFTEN AWAY FROM VENICE, FOR THIS REASON I HAVE 2 CO-HOST THAT IN THOSE SITUATION WILL TAKE CARE OF ALL YOUR NEEDS. THEY ARE GINEVRA and ALEC, SO IF THEY ANSWER YOU INSTEAD OF ME DIRECTLY YOU KNOW WHY. THEY ARE EXPERIENCED AIRBNB HOST AND KNOW WHAT TO DO.
The all house and both single and double room were recently repainted, forniture are new and the house is kept clean and quite.Everything is new and organised to offer you the best possible service. I personally live in the apartment and i provide any possible kind of info and help to my guests.
My house is in a strategic position, close to Piazzale Roma. It is also close to Santa Margherita square, a main point where you will be able to find supermarkets, farmacy, grocery and fish markets, small fine restaurant, tipical taverna and places for drinks, etc etc.
The house has a complete kitchen, a nice outside garden, a living room and a bathroom with shower and bathtube. All is described in the pics. All rooms have their private keys.
SERVICES PROVIDED: internet wifi, telephone, iron, hair dryer, washing machine and dryer machine.
ATTENTION: the house as said is located in Santa Croce area, very close to Piazzale Roma (2 min by walking) and 7-8 min walking distance to Central train Station. I am having some problems with map visualization on the website, so in the pics you will find one with the right map positioning. Thanks.

Guests will have the room they booked plus they could use all the common areas: bathroom, kitchen, garden and living room. Keep in mind that you most probably will be in the house with me and very likely with other Airbnb guests. You will have to use the COMMON AREAS (bathroom, kitchen, living room, outside garden) RESPECTFULLY according to your needs and to the needs of the others. This means to keep those spaces in order and clean after you used them, and try to keep those spaces busy (bathroom especially) only for the necessary time, please! Regarding the common areas (in particolar the bathroom) there will be regular cleaning. Tower soap, hand soap and shampoo are free, s use them, always respectfully. In the kitchen you will find some coffe, tea, sugar, salt and other condiments that you can use (basically everything that is outside the kitchen forniture). You will have your own space in the kitchen and in the fridge for your own products. Kitchen is complete with all necessary things, please use them when you need and wash them and keep them in order.
The house has internet wifi and a washing machine.
VERY IMPORTANT: my house is a quiet place in a very quiet and silent building and it has to remain like that. Guests will have to respect the quiet of other eventual guests in the house as they will have to respect the quiet of the residents of the building, which means no noise in the evening/night hours, no noise while entering/exiting the building (please try to lift up your luggage while walking in the corridor). Those are basic common sense principle which guests MUST respect.
REGISTRATION ISSUE: As Airbnb host i do this in the most professional way to provide you a satisfactory service and the best possible experience being and according to the Italian laws regarding touristic house hosting. In order to be compliant with all requirements, during the check in, guests will have to provide name, surname, and passport. I will need to take these data since they are compulsory by the law.

The house is located between Dorsoduro and Santa Croce, two Venetian districs, and it is in a very relaxing and quiete spot although it is very close to Piazzale Roma. Once you get there, even if you have heavy luggage, you will not have to cary them for long in Venice, the house is just 5 min walking. As said before the area is not vey turistic and full of all services you need. I' am having some problems with map visualization on the website, so in the pics you will find one with the right map positioning. Thanks.

You have 2 big supermarkets near the house, COOP at Piazzale Roma and SIMPLY at Campo Santa Margherita (both about 250 m. far from the house)

- LA BIFORA: a very old local tavern with simple menu, great small food, perfect for a large appetizer or a normal lunch/dinner
- CODROMA: couzy venetian tavern with tipical venetian food
- LA BITTA: small couzy tavern with modern and traditional menu around San Barnaba
- ONIGA: great fish place around San Barnaba
- AI 4 FERI: local tavern with traditional great food around San Barnaba
- AL PROFETA: one of the best pizza place in Venice with excellent food too
- PONTINI: one of the best traditional venetian place near Guglie bridge
- LA CORTE: wonderful pizza and excellent food in Campo San Polo

I generally live in one room of the house so i am present although due to my working schedule i am mostly out of the house all day. In terms of CHECK IN I generally pick up my guests in Piazzale Roma and bring them home, show the room and the house, give out all kind of info they need and they have my mobile number where they can reach for anything all times. When i am not available for that i generally have an assistant helping me.
