Welcome to 22 Tyro, a mountain getaway perched atop the Upper Tyro slope at Wintergreen Resort.

This renovated 4-bedroom private mountain lodge provides a true ski-in/ski-out experience: simply ski-out on to the slopes in the morning, and ski-in at the end of the day! No crowded shuttle rides or long treks hauling your kids and gear. This level of convenience can't be beaten! Summer or winter, the privacy, open mountain views and location cannot be emphasized.

With the best family location on the entire mountain, guests are within walking distance to the resort's dining, shopping, and sports amenities. Indulge in the comforts of the resort's Wintergarden by using our member passes granting you access to the indoor swimming pool, 3 hot tubs, spa services, and fitness center.

22 Tyro is a two-level home with 3 bedrooms and 1 bath on the upper level, and a guest suite on the lower level.

Floor heating keeps the tiled areas warm while baseboard heating and Fujitsu mini-split systems heat and cool both levels.

***Bed & Bathroom Layout***
Sleeps 10 Guests Total, 8 Adults Max.
-- Master Bedroom - upper-level, queen bed, cable TV, mountain views, vaulted ceilings, walkout access to railed deck, shares large hall bath with shower.
-- Family Bunk Room - upper-level, queen bed + 2 sets of bunk beds (4 twin beds), cable TV, walkout access to railed deck, shares large hall bath with shower.
-- Guest Bedroom - upper-level, queen bed, shares large hall bath with shower.
-- Guest Suite - lower-level, queen bed, cable TV, large closet, dresser, ensuite bath with shower.
-- All bedrooms come furnished with nightstands, lamps, and folding luggage racks.
-- Linens and towels provided, including cozy bedspreads and down-filled duvets.

The open concept great room sits adjacent to the kitchen and features a stone gas fireplace, comfy sofa seating, expandable dining table with seating for 8, and a sunroom overlooking the slopes. Both the living area and sunroom are equipped with flat-screen cable TVs. The living room offers a DVD player and Apple TV for streaming.

Off the sunroom to the east is a covered porch with Adirondack chairs and a propane grill for winter cookouts (no propane tank to replace). The porch is railed so that children cannot wander off if the sunroom door is left ajar.

To the west of the sunroom, guests can cozy around the outdoor gas fire pit for some nighttime star gazing. Heavy faux-fur blankets, provided in the sunroom, are perfect for taking outside around the fire. Hot tubs are available at the Wintergarden.

In the evening, the sunporch provides a front-row seat for watching skiers at night. The lights come on for nighttime skiing until 10:00 p.m. on the weekends & holidays only.

In the summer, the slopes offer access to mountain-biking trails, the Spartan Games, hiking, fishing, music & art festivals, and fireworks from the top of the slopes. We are a 5-minute walk from Black Rock Overlook with the hike to "Hanging Rock"

***Tyro's Unique Features***

Please note, we allow our neighbors to cut through our paved path to access the slopes. Please introduce yourselves should you see them during your stay. You might see only 4-8 people total on a weekend.

With its prime location to the slopes and the resort's amenities, 22 Tyro is the perfect summer or winter getaway.

**Note: A Cleaning Fee may be required due to enhanced cleaning, sanitation, and inspection protocols.

***Rates***
-- 5% Nelson County Occupancy Tax added to all rates
-- 5.3% Virginia Sales Tax added to all rates
-- Owner requires a $500 refundable excess cleaning and damage deposit

***Booking Rules***
-- 4 nights minimum stay required; inquire directly for shorter stays.
-- 6 nights minimum and full occupancy required over Thanksgiving week.
-- 7 nights minimum and full occupancy required over Christmas and New Year's week.
-- Shorter stays may be available but subject to a higher cleaning fee. Please inquire before booking.
-- Must be 25 years or older to book and must occupy the property during the entire stay.

***Cancellation Policy***
RELAXED CANCELLATION POLICY ON ALL BOOKINGS MADE AFTER MARCH 14, 2020.

1). Once guests signed rental contract is confirmed with 50% (of rent) deposit, should guest cancel in writing prior to 60 days of arrival, half of the initial deposit (25% of rent) will be refunded to the card on file, less a 3.50% processing/admin fee. Should villa owner be able to replace the reservation in whole or in part, the (prorated) un-refunded balance of the initial deposit will be returned less any re-booking costs incurred. Should the owner not be able to replace the reservation, the balance of the initial deposit is forfeited.

PANDEMIC/EPIDEMIC EXCEPTION: Should a declared Pandemic or Epidemic prevent reasonable travel options to the destination, the guest may cancel and the entire initial deposit will be refunded, less a processing/admin fee of 3.50%.

2). Once full payment has been made (or the 60-day mark has passed and the guest has not paid the balance), should guest cancel in writing, GCVC will refund any occupancy taxes, cleaning fees and refundable damage deposits to the card on file. The dates will be opened on the calendar for rebooking. Should the reservation be replaced in whole or part, the guest will receive up to 100% of monies paid less rebooking charges incurred. Should GCVC not be able to replace the reservation, rent and service fee will be forfeited; however, guest will receive a credit for 50% of rent paid to be used for a similar stay at the same property, taken within 13 months of the original date of arrival.

PANDEMIC/EPIDEMIC EXCEPTION: Should a declared Pandemic or Epidemic prevent reasonable travel options after full payment, the guest may cancel up until day of arrival and all payments will be refunded, less a 3.50% processing/admin fee.

HURRICANE WARNING EXCEPTION: Should a hurricane warning (not a hurricane watch) affect Grand Cayman's ability to welcome guests; the guest will have the option of rescheduling the trip with generous owner flexibility or a full 100% refund of all monies paid with no deduction.

3). We strongly advise the purchase of CSA trip interruption insurance to indemnify the risk of cancellation, weather delay, airline interruption, medical reason for non-travel, etc. Please know that very few insurers will cover a declared pandemic.

We offer a Winter No-Snow Guarantee:
– If you rent 22 Tyro between December 19 and February 26 and the Wintergreen resort does not have ski slopes open due to no/thin snow conditions, then we will refund 25% of your rental rate. We would gladly help to ease the pain a bit.
