Cozy accommodations in nestled in a backyard garden of flowers, raspberry bushes, fruit trees, and vegetable garden in a calm neighborhood with plenty of street side parking. Ahhh..a hot shower and a comfortable bed. Our mission is to provide clean, safe, and economical housing for travelers so that we can, in turn, support less fortunate students in the country of Haiti.

THE SPACE
We want you to feel right at home here in San Jose, California. Our ranch craftsman style home, built in 1950's, has modern updates yet still retains the charm of an older home. This home in a residential neighborhood is a great workspace and home-base and is clean, bright, and calm. Please make yourself at home and relax, study, read, or enjoy a meal in the communal areas such as the sunny front yard. Recline in the shady backyard fireplace with lounge chairs and a dining set, or hang out on the garden benches under the grape arbor.

LIVING ROOM: Through your own private entrance, the living room has…
a couch with comfortable pillows and microfiber fleece blankets,
a dining room table/work surface and four chairs with cushions.
*We do not have televisions; we provide internet/wifi to your computer or other electronic devices (with typical download speed 58 Mbps/upload speed 12 Mbps.). Plenty of books and games for you to utilize as well.
*This apt is a part of the main house that has been divided into its own separate unit, so while we will share interior walls, you still have complete privacy.

KITCHEN: Only light cooking is recommended.
Instant coffee only MAY be available in the apt, so stop at a coffee shoppe if you are a “coffee connoisseur”...(unfortunately past guests have dumped the coffee grounds down the sink drain, causing very expensive plumbing issues.)

extra-large capacity toaster oven,

mini refrigerator and compact freezer,
electric kettle for water,
crockpot slow cooker,
toaster for bread,
as well as a few other small appliances (but NOT a coffee maker).
Salt, pepper, seasonings and cooking oil are on the shelf,
BRITTA filtered water pitcher, although we drink and cook with tap water ourselves on a regular basis.

BEDROOM: Your private bedroom includes…
a full/double sized bed with 2-inch foam top mattress,
100% cotton sheets with duvet covers,
a closet and hangers with plenty of space to hang your clothes,
and built-in dresser drawers.
*This apt is a part of the main house that has been divided into its own separate unit, so while we will share interior walls, you still have complete privacy.
*Air Conditioning and Heating temperature controls are located in the main house with the host. In the summer, a whole house fan cools the air in the attic space at night. Space heaters are provided for your comfort in the winter. In the summers, ceiling fans are located in every room, and open windows in the evening can cool down the home nicely.

BATHROOM: Our bathroom comes with…
tub/shower, with handheld shower head and two hand rails,
a toilet with storage shelves above,
and a large mirror above the sink,
plenty of countertop space and under cabinet space,
shampoo, conditioner and body wash provided for your convenience.
*Please note that Quiet Hours 10pm-6am apply to showering, so kindly conclude showers before 10pm as water noise through the pipes will not wake others.

STEPS: One must be able to climb 2 steps to get to inside doorway entrance to the 1 br apt. You also must be able to step up and into the tub/shower in the bathroom. There are two sturdy handrails for those needing extra assistance.

Please NOTE: Please read this listing completely with its HOUSE RULES before booking. Seriously. This accommodation is for 1-2 adults, NO animals. And for now, no visitors due to covid health risks.

*This apt is a part of the main house that has been divided into its own separate unit, so while you will share interior walls, you still have complete privacy. This listing is a "private 218 sq ft apt", and the wall that separates the main house from this apt is a privacy wall only, NOT a sound barrier. This means that sound will travel through the wall. While we aim to be quiet (especially after 10pm), we do have our normal comings and goings of a three-person family household.

*SHHHHHH…QUIET HOURS are from 10 pm – 6 am. This includes computer, music, phone call volume, etc. You don’t have to turn it off, just keep the volume low low. Showers are to be completed by 10pm, as the noise from the water running through our older pipes will keep others awake at night. All visitors should have departed by 10pm or be subject to a $100 extra unauthorized guest fee. And for now, there are no visitors allowed on the property due to covid health reasons.

*We do not have televisions; we provide internet/wifi to your computer or other electronic devices (with download speed 58 Mbps/upload speed 12 Mbps.). Plenty of books and games for you to utilize as well.

*Stop by a coffee shoppe if you are a “coffee connoisseur” as we have instant coffee only...(because past guests have dumped the coffee grounds down the sink drain, causing very expensive plumbing issues.)

JUST SO YOU KNOW...the majority of money gained through your stay at my place will go towards food and educational tuition costs for 6-8 students who live in Haiti. My sister and her family, who live in Haiti, runs an organization called UCI Haiti. This organization has given me the opportunity to serve some of the poorest students, from preschool to college aged. If you'd like more information computer search for "UCI Haiti." BLUE TAPE you see on the turning knobs of the door handles are there to prevent you from accidentally locking a door! The Livingroom/kitchen door, if it gets locked, has the keyed side on the interior and the only way to unlock the door is to break in through a bedroom or bathroom window, and we’d like to avoid that, so please do not remove the blue tape or turn the knobs on these blue-taped doors.

LAUNDRY: $5.00 per load. Contact host before use.
Laundry Hours open 9am-9pm.
Small washer and dryer,
an iron with tabletop iron board,
air drying rack,
handheld vacuum,
broom, hand broom with dustpan,
sponge mop, multi-surface cleaning spray, disposable gloves
and toilet plunger with bucket.

PARKING: There is a lot of street side parking around our neighborhood. Parking on the street in front of our house is generally the best idea to keep the neighbors happy.

PETS: We have 1 indoor/outdoor cat (Ember-a gray Blue Russian breed cat). We do not feed the cat "people food" and the cat NEVER enter the apartments. He will probably will leave you alone, but you never know with cats...
The host family is allergic to dogs and therefore cannot accept dog requests.

SELF CHECK-IN: Our check in time is 4:00PM. Due to intensive deep cleaning efforts, we need to have adequate time to prepare for your stay with us so please allow us the time to get everything ready for you.
CHECK-OUT: Our check out time is 11:00AM. If you need to check out later, note prior permission must be granted and an hourly rate of $40/hour is required. Apartment should be cleaned, tidied up and left in the same condition as when you arrived to honor our very low cleaning fees that we pass on to you.

VISITORS? Visitors allowed with permission only and are NOT currently allowed on the property due to covid 19 health risks. We are renting space in our home with you, our registered guest, whom we have checked out via your verifications and reviews. If you made a reservation for more than yourself, you have told me who that is, and we have agreed. If a visitor is on the property after 10pm, they will be charged $100 per person.

NOISE POTENTIAL: While our neighborhood is low-traffic, there is always a potential for some sounds like cars driving by, sirens, or aircraft, dogs barking, etc. since this is a city.

PLUMBING: This home has sensitive plumbing! Do not flush ANYTHING but toilet paper down toilet. Use the provided trash/recycling cans for everything else. There are mesh strainers located in the kitchen sinks. Please tap out all food scraps and debris into the trash cans. Make sure to "can and cool" all grease into a separate container. No grease, oil, gravy, soups, condiments or grit should go down the drains. Trash it ALL!

HOME SAFETY: Please remember to lock all windows and doors, whenever you depart. Please do not light any candles, burn incense, or use other types of flammable materials. Unplug all space heaters when leaving the apt. In case of emergency, smoke detectors and fire extinguishers are provided in your accommodations, located in the Kitchen Storage Pantry.


HOUSE RULES
GOLDEN RULE: “Treat others as you would have them treat you.”
Respect the home environment, the neighbors, and the neighborhood.

CODE WORD is RESPECT.

If you are unsure if it is OK, ask.

No smoking/vaping inside or outside the property. Absolutely no ‘smells’ of any kind. (If you have butts from smoking while walking around the block, please dispose of them in the OUTSIDE TRASH containers located in front of the house under the big tree.)
Not suitable for pets or children under 12 years old.
No parties or events, more than two visitors should ask for permission first.
No drugs of any kind.
No drunkenness inside or outside the home.
Excess personal belongings such as boxes, bedding, furniture or foods are NOT to be stored in the apts and should be either left in your vehicle or stored in an appropriate storage facility in order to prevent the possible spread of bugs and/or mold spores.
This is a DRAMA FREE environment! No shouting! No slamming doors! No hitting! Etc!
No illegal downloads or immoral activity to be used on our internet space.
No felons, sex offenders or anyone on parole or probation.
No firearms, fireworks or candles. None. And for goodness sake, shut off the space heaters when you leave the apt. I do not want my house burned down!

DAMAGES: Please be mindful of keeping outside dirt outside. We do not wear shoes inside our house. If stains (wine, lubricants, shoe polish, blood, suntan lotion, essential oils, makeup, acne medicine, sharpie, etc.) are present on linens, bedding, pillows, furniture, rugs, etc. Guests will be charged for excessive cleaning, dry cleaning, stain removal or replacement of damaged item(s). A $300 charge would apply in case of lost key or damage to the home or replacement value of lost or broken items.

Please understand that the 1 br apt is attached to the main house and that they share interior walls. Note that we may be able to hear each other from time to time, so we both need to be mindful of this.

FOR CHECK OUT, make sure to leave everything in its intended place such as towels hung on the towel racks, bedding on the bed, trash in the trash can, DISHES WASHED and STORED. Apartment should be cleaned, tidied up and left in the same condition as when you arrived. All consumables such as dish soap, shampoo, conditioner etc. should be left in the apt for refilling. If you have taken it out or moved it, put it back where you found it.

Guest booking space on our property assume all legal liabilities associated with the injury or loss of property of any minor or adult in their group, while on host property. Loss of property or theft is responsibility of the guest.

House Rules are a contract stating you understand expectations. Breaking contract means you broke your word, and consequences include: If you broke it, I’ll ask you to fix it, and/or IMMEDIATELY be asked to leave this property. Wouldn’t that be a bummer for both of us.

Basically, there may be so many other behaviors and situations where it had not even occurred to me to mention. Can we just all agree that Guests will act like mature responsible adults, putting their most positive, best foot forward, demonstrating their highest self, please. Wouldn’t to be grand if, out of deep mutual respect for all, we just sat back, relaxed, and enjoyed our stay together. :) Yay!

All common sense stuff, but due to insurance reasons I need to mention it...Guest can use all outside areas EXCEPT: the driveway as host needs to charge our electric cars, the north side of the house as there is weight lifting equipment or any sports equipment left outside as that is my children's and NOT for guest use. Gas fireplace, Wood/Gas Grill and fire pit and chimney chimenea may not be used unless granted permission from host. All storage sheds, garden boxes, tools and supplies/compost containers/landscaping bins/5 gallon buckets, ladders, and steel wagon are NOT for guest use. If you would like to sample some food from the garden, ask permission first, as we love to share and can better tell you what is ripe and ready to be harvested.

Late checkout (anytime after 11am) is $40.00 per hour. We need time to thoroughly clean the listing before the next guest, just as we had thoroughly cleaned your place for you.

$100 unauthorized guest fee. You MUST register for the correct number of guests, and all visitors will leave the property by 10pm sharp or be charged this fee. I aim to keep all my guests safe and accounted for, in all my listings on this property.

$300 fee for cleaning a listing that had been used for smoking, or vaping or any other activities that leaves "smells".. This is to protect my property from smoke damages, and in consideration for the next guest who stays here. As you would want you next homestay to be fresh and clean upon check in, as well.

No outside appliances may be plugged in, due to possible fire hazard and home insurance reasons.

Furniture is not to me moved or removed from the listing interior.

Guest family is allergic to dogs and will not be able to accept pets.

California has varied ecosystems with lots of nature. Many bugs are important to our gardens, chaparral and beach ecosystems. We use natural bug/pest control and we all do different things to keep praying mantis and other important pollinators in the garden (think about it this way, if you didn’t have a spider, you’d have issue with the mosquitos.) However, rain or cold weather forces critters to seek shelter. So please note we do not offer refunds for a bugs, mosquitos, lizard, ants or spider sightings inside. If this makes you uncomfortable, our place may not be for the spot for you. Best advice is keep doors and windows closed. Thanks for understanding and knowing bugs are part of growing food and nature. We love our beach and chaparral nature and hope you will too during your stay in San Jose. Enjoy!
