Lovely and new 2-bedroom 1-bath 3rd-floor apartment with its own dedicated internet network, large work space, and a view, within easy walking distance of downtown, the University of Montana, Missoula College, and 1 block from the river-trail system. Huge windows, 9' ceilings, marble counters, high-end appliances, custom cabinetry, wood and marble floors. Spectacular views of Hellgate Canyon, Mount Jumbo, Mount Sentinel, the North Hills, Stewart Peak, and Lolo Peak.

Sept 1 update re Covid-19: The apt has a high efficiency (and expensive!) HEPA filter and air recirculation system; it's always been there I am just now learning how helpful it is for clearing COVID from the air. I'm also now opening windows while I clean, noon to 3:00.

March 11, 2020 update, re: Covid-19: I am currently doing all of the cleaning and have added the following steps to my usual routine: after my usual careful cleaning, I disinfect hard, flat, frequently touched surfaces - heater remote controls, light switches, door knobs, handles, key fobs - as I leave the room/the last step. Dishes and water carafes are being rinsed with a high-heat sanitizing bleach solution. All linens, including towels, bathrobes, bed sheets, duvet covers, pillow cases AND pillow protective covers, are being dried on high high for at least 10 minutes (though I often start them on the line first). Children's stuffed animals, when they are used, are being run through a 10-minute high-heat dry cycle (as recommended by the city's health-safety dept). If there's anything you'd like me to add to this list, or know that I should add to this list, please let me know.

Those of you working from 'home" - the large dining table in the central room makes an excellent work space. On April 23, in response to guests' increased internet use, I added a second wireless router/account, exclusive to the 3rd floor, doubling the building's bandwidth There's now dramatically more than enough for normal times, enough for these strange times.

And my pre-COVID description, when we worried about other things:

Mountains and sky are visible from every room. The windows and 9' ceilings make it seem bigger than it really is. The beds are comfortable, the kitchen fully equipped, and the location perfect - with easy access to downtown, the river, the university, Interstate 90, and at the center of the North Hills/Kim Williams-Milwaukee Road/Mount Sentinel/Mount Jumbo/River Walk trail systems.

The apartment is all yours. You share a primary entry with our 2nd-floor tenants -- and your floor is their ceiling. We insulated for sound, but please be quiet and courteous!

You're on the 3rd floor, and there is no elevator. Please let me know if you need help moving suitcases up the stairs, and I'll be here to greet you.

The laundry room is in the southwest corner of the building and is accessed through the alley. We provide stain remover, detergent, etc. but no dryer sheets. Your front-door key also opens the laundry-room door. Please remove your laundry promptly - or ask me to - so that the machines are available to other guests. [note: there's a drying rack if you prefer to hang dry your clothes. Feel free to bring it up to your unit, or set up in the laundry room or the back yard - as you choose.]

A 2-hour firewall constitutes your 2nd-floor neighbor's ceiling and your floor - but this is an apartment building and noise migrates. Please do not expect complete quiet and please respect house quiet hours, 10 pm - 8 am.

There is also the potential for traffic and train noise. Some guests don't notice at all. Others do.

The ground-floor studio is also available for nightly rent, if you need more space. It sleeps 2, in a queen bed.

From a summer review, at the airbnb in our adjacent home: "We had a great stay. Downtown was really hoping last night. Apparently, 'First Friday' along with some outdoor event - music in park, raffle, booths, food trucks- and a beautiful sunset. We saw a fisherman catch a fish as he went by, a kayaker practicing near the park, and a guy surfing. Who knew???? " Air BnB asks, "what do you like about your neighborhood?" We like that we can swim in the deep swimming hole under the Madison Street bridge just before bed and walk back to the house in our pajamas. We like that we don't have to drive to hike - we're on the river-trail system - or to fish - we're just off the confluence of Rattlesnake Creek and the Clark Fork River where the native cutthroat congregate. We like that we're a stone's throw from campus - an easy walk over either of two pedestrian footbridges -, and a short walk to happy hour or concerts at the Top Hat or Wilma, or ice cream at Big Dipper or Sweet Peaks. We like our funky, diverse neighbors and our views of Mount Jumbo, Mount Sentinel, and Hellgate Canyon.

I'm an adjunct professor at the University of Montana, my husband Warren is a therapist, we're both long-time Missoulians, and now -- 4:30 p.m. Sept. 1, 2014, our Airbnb launch -- we're empty nesters.
