The guests have access to the whole main house. That's about 8000 square feet. The Third floor is a separate apartment with it's own private entrance and in the back is the carriage house.
Dustin the Maintenance Supervisor lives in the back carriage house and has a friendly dog who stays in the fenced off portion of the back yard.
If there are any problems with anything working, Dustin is there to fix it.
He has almost single handedly rebuilt the house and knows it all very well.
The house is large and gives families and groups the opportunity gather and experience being together in one place.
The patio has a BBQ and is a nice place to be when the weather is nice.
When the weather gets colder there are seven fireplaces: five downstairs and two upstairs in each of the corner bedrooms.
In the parlor is a piano for the musically inclined.
There is an indoor putting green if you want to practice your short game.
PARTIES AND LATE NIGHT REVELRY:
Loud conversations and/or music must cease after 10:00pm, unless there have been prior, special arrangements made with the hosts.
If you're staying up late, please close all the exterior doors to keep the sound INSIDE and keep conversations QUIET!!!!
***Throwing parties or inviting large groups of visitors to the home without prior consent from the hosts will result in a forfeiture of the security deposit.
NUMBER OF GUESTS: The number of guests staying on premises is not to exceed the number of guests indicated and confirmed on your Airbnb reservation contract. Evidence that the number of guests staying (on premises) exceeds the number indicated on contract may result in a forfeiture of the security deposit.
THIRD-PARTY BOOKINGS: All reservations must be booked by someone who will actually be staying at the listing, unless there is prior consent from the hosts. Failure to disclose a third-party reservation will result in the forfeiture of the security deposit.
PETS: We do not allow pets unless there has been special arrangements made with the hosts prior to the beginning of the reservation.
Please DO NOT show up with your pets.
FILMING: Contact the hosts regarding film work.
KEYS: Guests are given keys upon arrival. Please leave the keys in a visible area at checkout. Please don't lose your key!
SMOKING: There are several outside areas where smoking is permitted.
Smoking is not allowed inside the house. Evidence of smoking inside the house will result in a forfeiture of the security deposit.
DANGEROUS MATERIALS: Guests shall not keep or have on or around the premises any item of a dangerous, flammable or explosive character that might unreasonably increase the risk of fire or explosion.
INCLUSIVE FEES – Rates include a one-time linen & towel setup.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included, daily maid service is not.
Please leave the place clean...like you found it!
Excessive messiness may result in a forfeiture of the security deposit.
Please do not remove towels or linens from the house.
NO use of candles or incense.
PLUMBING. Due to the age of the house, the toilet plumbing is delicate.
DO NOT FLUSH ANYTHING other than toilet paper down the toilet. If it is determined that the sewer line is backed up due to the flushing of paper towels or other items, the security deposit will be forfeited.
All trash bins are located on the back of the house behind the gated area. Please dispose your waste there.
ELECTRICITY, A/C, AND HEAT -- We ask that you please remember to turn off all lights when not using them! And not to waste water, be mindful.
Before checking out, the house should be restored to the condition in which it was found; kitchen counters cleared, dishes washed, trash taken out and put in appropriate bins.
Please leave the place as CLEAN as you found it.
City taxes (14%) are to be paid directly to hosts prior to check out time.
The Homeowners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
LIABILITY WAIVER: All Guests, to the maximum extent permitted by applicable California law, hereby waive and release any claim that Guests now or later might have against Owner and Owner's employees and agents, regarding the construction, design, maintenance, repair, or condition of the premises negligent conduct of Guests, Guest's employees or agents, or any activities that take place thereon or therein. Without limiting the foregoing, and to the maximum extent permitted by applicable Missouri law, Guest hereby assumes the risk of harm to Guest, Guest's personal property, and Guest's agents and invitees in whole or part arising from or related to any of the foregoing causes.
