When deciding whether to become an Airbnb Host, it's important for you to understand the laws in your city. As a platform and marketplace we do not provide legal advice, but we want to give you some useful links that may help you better familiarize yourself laws and regulations in Twentynine Palms, CA. This list isn’t exhaustive, but it should give you a good start in understanding your local laws. If you have questions, you can contact the City at 760-367-6799.

Short-term rental regulations

The City Council adopted its Vacation Home Rental (VHR) Ordinance in 2015. It requires Hosts to obtain a permit, business license, and transient occupancy tax registration certificate to operate a vacation home rental. The ordinance also requires Hosts to post an exterior sign with the 24-hour contact number for the owner or agent.

Registration process

The steps below outline the current requirements and registration process. These may be subject to change as the City considers changes to its ordinance.

Step 1: Compile all required documents. The permit application process requires the following: driver’s license copy, proof of general liability insurance, VHR safety inspection form, certification from state-licensed septic inspection service, and business license application form.

Step 2: Submit your permit application. Upload the completed documents to the City’s online application portal. The City will notify neighbors within 300 feet of the proposed VHR unit of the permit application.

Step 3: Complete inspection. You must schedule an inspection by Building and Safety and pay the applicable fee to confirm the required safety measures are in place and functioning.

Step 4: Add your permit number to your Airbnb listing. Once you receive your VHR permit number from the City, include it in your listing page. The City will automatically issue a TOT registration number with the permit number.

Add your number to continue hosting short-term stays in Twentynine Palms.

Other rules

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord if applicable.

Our commitment to your community

We’re committed to working with local officials to clarify how local rules impact the short-term rental community. We will continue to advocate for changes that will enable people to share their homes.
