When deciding whether to become an Airbnb host, it is important for you to understand the laws in your region or city. As a platform and online marketplace we do not provide legal advice, but we want to provide resources that may help you better understand applicable laws and regulations. This list is not exhaustive, but it may give you a good start in understanding your local laws. If you have questions, visit the short-term rental homepage or other government agencies directly, or consult a local lawyer or tax professional.

Short-term rental regulations

Visit the Saskatoon Short-Term Accommodations website for more detailed information about the business licence application process, discretionary use, and other requirements.

Saskatoon requires a business licence to operate short-term accommodations under the Business (8075) and Zoning (8770) Bylaws. Hosts are responsible for completing the Host Declaration Form and applying for a business licence online.

There are two kinds of business licences:

Homestays: Host’s primary residence (note: you do not have to register if you are only hosting 1 or 2 guests in your primary residence)

Short-Term Rental Properties: Not the host’s primary residence (not currently issuing licences, see below for more information)

Additional information

The Business Licence Bylaw does not permit new licences for short term rental properties to be granted when the rental vacancy rate, as determined by the Canada Mortgage and Housing Corporation is less than 3%; the rate is currently 2%.

Effective January 31, 2024, new licences for short term rental properties (rental tenancies less than 30 days, not in the principal residence of the host) may not be obtained.

Existing short term rental property licences may be renewed. New Licences for homestays (rental tenancies that are in the principal residence of the host, including secondary suites) may still be obtained.

Renewals

As the City is not currently issuing new licences for non-primary resident hosts, it is important that current registered hosts keep their licences current and active.

Taxes

Guests who book Airbnb listings that are located in the Province of Saskatchewan, Canada will pay the following taxes as part of their reservation:

  • Provincial Sales Tax (PST): 6% of the listing price including any cleaning fees for all reservations 30 nights and shorter, excluding tent or trailer sites supplied by a campground or trailer park. For detailed information, please visit the Saskatchewan Provincial Sales Tax website.

Other contracts and rules

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord if applicable.
